Episode 3 - Downsizing in retirement

This episode of Vat Jou Goed en Trek sees the team visit a retired couple that wants to sell up and move to a retirement village.

The Thompson’s property has multiple cottages that create a healthy rental income, but the main dwelling that consists of three bedrooms, two bathrooms, a small dining room, lounge and office is dated and scares off buyers before they can become excited about a property that has the potential to pay for itself.

Henck calls in platinum club agent Sanet Pawson of RE/MAX Allstars to help. Sanet points out that even though the property’s cottages offer great rental income, the state of the main house creates a terrible first impression and does not justify the asking price as it is in dire need of renovation and competes with fully renovated homes in the area.

Kevin breaks out the home's interior arches to give the house an open feel and a better flow and unifies the spaces by laying a large modern porcelain tile throughout. He installs cornicing to give the rooms a finished look and replaces old light fittings and a battered ceiling fan with modern LED downlights.

Kyle designs a garden using indigenous Plumbago, Hebe and Dwarf Agapanthus around a modern wooden deck to replace the dated cracked veranda.

Lara creates an interior with neutral colours and whites and removes bulky furniture to help the space feel even bigger. Colleen learns how to make romantic lights for those evening cocktails on their new deck, using fairy lights and ping pong balls.

Henck and Colleen share their love for music as Colleen shows Henck how to play the piano amongst the chaos of the build. Everything goes well until Henck asks Lara why the pelmets in the office were not painted to suit the new modern look.

Lara tells Henck that it was never on the work order, but Henck is not willing to compromise on the final reveal and forces Lara and Sanet to help him paint them a crisp white.

The final result is spectacular - showcasing a modern open feel with subtle romantic touches.

The team celebrates John and Colleen’s 26th wedding anniversary with cake and champagne. John and Colleen have a lot to celebrate as the buyers from the open house are visibly excited about the prospects of the property, but Sanet convinces the couple to temporarily remove the property from the market and to hire Kevin to do a complete five week kitchen and bathroom renovation that will put their property at the higher end of the market in their area and give them a higher return of investment so they can retire more comfortably.
