Triple E Property Group was established by Dave Muir, Erich Erasmus and Gavin Horsman. The name, originally ‘Erich Erasmus Estates’, was changed to Triple E for both simplicity and marketing effectiveness.
Services Provided
Triple E offers a complete property package encompassing sales, rentals and property management (The management services include both rental and complex/sectional title management). Each area agent will have the ability to offer all of these services versus competitors who have different departments offering sales and rentals. This will allow expertise in all areas to be available to customers at all times.
RESIDENTIAL LETTING
In order to ensure that both the landlord and tenant’s needs are met we offer the following:

Advertise in the Fourways Review.

Display a "To Let" sign outside the property.
-
Show the property to well-screened potential lessees.
-
Draw up the lease agreement between the tenant and the landlord.
-
Collect the deposit, the first month’s rental and the revenue stamps from the tenant.

Hand the keys over to the tenant on the date of occupation.
-
Physical inspection of the property with the tenant at the beginning and end of the lease period.
-
Arrange that a defects list is drawn up and sent to the landlord.
-
Send all parties concerned a copy of the lease.
-
Issue the tenant with Body Corporate Rules where required.

Place the tenant's deposit in an interest bearing Trust Account, or pay it over to the landlord to hold.
RENTAL MANAGEMENT
The landlord can either manage the property himself, or Triple E will manage the unit on the landlord’s behalf. Our service includes the following:

Collect monthly rental, electricity, water and service charges where applicable.

Pay from rents collected all expenses incurred in the running of the premises,
-
such as the cost of repairs, levies and/or rates, taxes and services.
-
Pay the balance of the rental directly into landlord’s account.
-
Inspect the premises from time to time and submit reports when necessary.

Arrange for repairs and general maintenance of the property when required.

Organize for carpets to be cleaned, if necessary, prior to the tenant taking occupation.

Submit detailed financial statements to the landlord.
-
Exercise equitable credit control in respect of all amounts owing by the lessee.

Take reasonable steps to resolve any potential problems before they arise
