So these businesses can be operated from here without rezoning, as per the information which I found on the joburg.org site in the joburg-archive (2011/pdfs/town_planning_2011.pdf). The direct neighbours are businesses as are their neighbours. This is the start of the upward curve... get in now and reap the rewards later.
