Site Development Plan

A site development plan, drawn to a scale of 1:500, or such other scale as may be approved by the Local Authority, shall be submitted to the Local Authority for approval prior to the submission of building plans. No building shall be erected on the erf before such site development plan has been approved by the LocaI Authority and the whole development on the erf shall be in accordance with the approved site development plan, provided that the plan may, from time to time, be amended with the written consent of the Local Authority provided further that amendments or additions to buildings which, in the opinion of the Local Authority, will have no influence on the total development of the erf and shall be deemed to be in accordance with the development plan. Such site development plan shall indicate at least the following:

a)The siting, height, coverage, the floor area ratio of all buildings and structures.

b)Open spaces, screen walls or other acceptable methods of screeningand landscaping.

c)Vehicular entrances and exits to and from the erf to any existing or proposed street.

d)Building restriction areas (if any).

e)Parking areas and, where required by the Local Authority, vehicular and pedestrian traffic systems.

f)The elevational and architectural treatment of all buildings and structures.

The Local Authority shall not approve any building plan that does not comply with the proposals in the approved development plan, with particular reference to the elevation and architectural treatment of the proposed building or structure.

The Local Authority may allow the siting of buildings contrary to the building by-laws, if suchsiting is in accordance with a site developmentplan approved by the Local Authority.

Building lines

Buildings hereafter erected on the erf, shall be located not less than 5 m from any street boundary, provided that the Local Authority may, relax this restriction on consideration of the site development plan, if such relaxation would, in its opinion, result in an improvement in the development of the erf. Building line restrictions on side boundaries will be as per approved site development plan.

Parking requirements

Effective paved parking spaces, together with the necessary maneuvering area, shall be provided on the erf to the satisfaction of the Local Authority in the following ratios:

(i) 4 parking bays per 100m2 gross leasable floor area

(ii) parking space for deliveries to satisfaction of the Local Authority.

Paving areas

All parts of the erf upon which motor vehicles may move or park, shall be provided with a permanent dust-free surface, which surface shall be paved, drained and maintained to the satisfaction of the Municipality.

Access to the erf

1)Entrances to and exits from the erf shall be sited, constructed and maintained to the satisfaction of the Municipality,

2)Any panhandle must be at least 3 meters wide.

Loading and off- loading facilities: To the satisfaction of the Municipality.

Turning facilities: To the satisfaction of the Municipality.

Physical barriers: To the satisfaction of the Municipality.
