Share in Marulani game farm with private lodge incl. This scenic farm is located in the mountains next to Warmbad Dam (+/- 100km from Pretoria) which includes the 8km tar road from Warmbad (now called Bela Bela) to the farm.
The house is one of the highest houses on the farm and has spectacular views.
There are 50 co-owners on the +/- 1000 ha of which approximately 40 owners have already built houses. The farm was established in the early 1980's and is by far one of the less dense developments in the area. All owners have access to the whole farm. This is one of the last houses on the farm that still belongs to one owner (most are subdivided).
The share block is financially sound and the financial reports are available on request.
The farm has a full time game ranger as manager and 24 hours security. It has a lot of game and game species but not the big 5 as the owners prefer the farm be safe to jog, walk and cycle. Many owners are members of the Warmbad Boat Club and have unlimited access to the beautiful Warmbad dam nextdoor for approximately R500 per year.
The house was built in 2005. The maintanance cost is low. The exterior finish and most interior finishes are of Kalahari face brick of Nyl Stene. The house has a thatch roof and is equipped with 2 SABS approved Housemann lightning conductors. The floors as well as bathrooms and kitchen walls are covered with cut slate tiles.
The 2 Bathrooms and 2 toilets are separate units. Seligna wood and granite tops were used in the batroom, kitchen and for the large dining table.
