NHBRC certificate - you have a 5-year major structural defect warranty as well as a 1-year roof leak warranty from a building contractor registered with the National Home Builders Registration Council (NHBRC).
Parklands North Home Owners Association have a set of specific building designs. House types are: Standard single residential, Village style residential, Cottage style residential, Terrace style residential, Terrace style residential
Buying property in a new development saves you a significant amount of money There are no transfer duties; you only pay transfer fees (your legal costs) The advantage of building off plan is you get choose your own finishes and personalise your home Plot and plan projects are slightly cheaper than turnkey builds A turnkey build is slightly more expensive as the developer or the builder is funding the build and you only pay once the house is completed Some banks only give a 90% bond on a plot and plan build. Initially there is a 10% deposit. A plot and plan build usually has 4 draws from the bank during the building progresses. You begin paying a pro rata amount on interim interest as soon as a draw has been approved by the bank and paid over to the developer On an average, a normal build takes about 4 months to complete Once built the value of the house increases significantly If the property is sold before completion there are no capital gains tax payable

You will visit our spec showroom at Unit 4 ASKA House, corner Link and Village Walk, Parklands (just opposite the Parklands Super Spar)
At our initial meeting we will discuss your requirements, your preferences and your budget
We will discuss relevant properties for your consideration such as:
New ready build houses
Plot and plan options – some builders already have an approved plan for the property, others allow you to custom design your home using our architects or you can choose one of our existing designs – For this option 2 contracts are signed: An OTP for the land and a building contract with the builder
Turnkey project - a future house on specific plot with a specific plan which cannot be amended. The builder funds the project himself and you only pay on transfer. These normally work out slightly more expensive. Only an OTP is required

Should you require a bond, Tania from Mortgage Max will assist you free of charge
You will need to supply 3 months banks statements, 3 months pay slips and a copy of your I.D. If you are self-employed 6 months are required as well as certain other documents
Process with Architect
You will meet the architect to discuss your requirements.
Concept plans are presented – this takes about a week A refundable deposit of R20 000 covers these costs, once a successful sale has been concluded the deposit will be refunded in full.
Once you are happy with the design, the architect will begin on the final working plans which will be submitted to council for approval (this normally takes about a month) Once approved and only if the council has given section 137 clearance (meaning all the services have been put in place) can construction begin. We will advise you if there are any time constraints on the plot which you have chosen
Should you for some reason not go ahead with the building as planned, the R20 000 will be kept in lieu of the costs incurred
Once concept plans are presented you will meet with the NHBRC compliant builder who will quote on the build. You will enter into a building agreement which will have the following guarantees:
UP TO THREE MONTHS AFTER COMPLETION
To rectify non-compliance with the terms, plans and specifications or any deficiency related to design, workmanship or materials notified by the purchaser within 3 (three) months of transfer or occupation date (whichever date is earlier).
UP TO TWELVE MONTHS AFTER COMPLETION
To repair roof leaks attributable to workmanship, design or materials occurring and notified by the purchaser within 12 (twelve) months of transfer or occupation date (whichever date is earlier).
- UP TO 5 YEARS AFTER COMPLETION
To rectify major structural defects notified by the purchaser within 12 (twelve) months of transfer or occupation date (whichever date is earlier) caused by non-compliance with the NHBRC Technical Requirements.
Progress payment for plot and plan
The builder gets 4 to 5 progress payments after being inspected by the bank. You will be charged Interim interest on these draws on a pro rata basis The final payment is done once you have received an occupation certificate
Building Time Line
Depending on the house sq m, building can take from 3.5 month to 6 months for completion
10% deposit is acceptable but not mandatory in most cases. This deposit will be held in an interest bearing account with the conveyancers until it is called upon. The builder does NOT get the deposit.
Should your bond application not be successful the contact will become nul and void your deposit (if any) will be refunded If you are applying for a bond, we submit the OTP for the land, the building contract, the builders NHBRC Guarantee, concept plans and a breakdown of the PC and specifications
The Parklands North Security enclave
This area will have electric fencing on the parameter, CCV cameras and monitored entrance and exits. It does not have a check in point
The levies will be approx. R350.00 per month which will cover the fence and cameras maintenance of these Pam Golding have been elected as the managing agents
If you have a bond Home Insurance is compulsory.
It is important to note that on the day of transfer, the property becomes your responsibility and is no longer covered by the builders insurance
