Sedgefield Properties are divided into various suburbs catering to all tastes and price ranges.

Central Sedgefield or The Village on the North, Extension 1 or The Island to the west, Groenvallei, Extention 4, Kingfisher Warf and Smutsville to the East, Myoli beach and Cola Beach to the south.

Central Sedgefield and Kingfisher Warf are the oldest suburbs and comprise around 1000 freehold residential Sedgefield properties.

This area is known for larger stands ranging in size from 850 m² to 1115 m² with Sedgefield houses for sale in this area ranging in price from around R890 000. This section of the Sedgefield property market is still the firm favorite for retirees wishing to be close to the village life.

There are five sectional title complexes in the Central Sedgefield suburb ranging in size from 60m² two bedroom apartments to 150m² three bedroom apartments with single garages.

Units range in price from around R542 000 and are in close walking distance of all amenities.

Sedgefield Extension 1

Also referred to as “The Island” Sedgefield, with the banks of the Swartvlei Lagoon on two sides, the spruit on the third and National road on the north is a firm favorite for the holiday maker, Sedgefield real estate investors and permanent residents alike.

Extension 1 offers approximately 418 residential stands ranging in size from 929 m² to 1301 m² and in approximate price from R750 000.

This area is mostly developed and properties in this area of Sedgefield are generally houses starting from around R900 000.

All the homes in this area are within close walking distance of the lagoon, Wild Oats Saturday produce market, Scarab craft market and Engen with Wimpie restaurant.

Myoli Beach

The newest development area of Sedgefield, Myoli Beach is a prime location when it comes to Sedgefield property.

With its unspoiled sandy beach and an abundance of water sports, these beachfront Sedgefield properties are a rarity along the coast, most of the stands are in excess of 1600m² and offer excellent value for money.

Vacant Myoli Beach stands are priced from approximately R1,500 000 and beach front stands are priced from around R1 900 000. Myoli Beach houses fall into the upper end of Sedgefield houses for sale, starting from around R3500 000.

Cola Beach

Cola Beach is a Sedgefield suburb on the dunes offering exquisite views over Myoli beach, Gericke’s Point and the valley.

Stands ranging in approximate price from R650 000 and vary in size between 800 m² and 1500m². A large percentage of Sedgefield’s permanent residents are building homes in this area.

Cola Beach also has three gated complexes. Cola Views is an exclusive housing estate with superb ocean views from every home. Cola Sands is a gated complex in close walking distance of the ocean. Four Dover drive is an exclusive housing complex on the cliffs of Dover Drive and offering direct beach access, and lastly Milkwood Ridge Sectional title scheme with 26 units each offering wonderful views over the nature sanctuary and ocean.

Units in this area range in price from around the R1 600 000 mark.

Groenvallei | Meedingsride

These are Sedgefield suburbs that are about 15 years old and comprise much smaller stands - between 535 m² and 702 m² and priced from approximately R300 000.

Home prices range from approximately R750 000 in Groenvlei phase 2 which is governed by a home owners association which controls the aesthetics of the area.

There are also two gated complexes in this section of Sedgefield - both are free hold and governed by home owners associations. The houses in this area range in size from 120m² up to around 200m².

Sedgefield Extension 4

A suburb within close walking distance of the Beach and lagoon, this area offers some of the most affordable properties in Sedgefield with homes ranging in price from approximately R600, 000 and stands of approximately 700m² priced from +- R250, 000.

This extension of Sedgefield is also well known for Zeegezicht, an area in which two cluster developments are housed. These two developments are gated complexes with two and three bedroom homes of approximately 120m² to 190m² (freehold) on 400m². Freehold stands in Sedgefield Extension 4 are very sought after as “lock up and go” holiday units.

Sedgefield Property Rentals

Sedgefield rentals are highly sought after, with rentals ranging in price from approximately R2500,00 per month for a two bedroom apartment to R4500,00 for a three bedroom home in the most suburbs and approximately R6000 to +- R9000 in the beach areas. We also offer holiday rentals.
