PROPERTY MANAGEMENTS

_ *Administration*_

The monthly tasks when administering property are onerous.

RE / MAX Prop rentors. will in a professional manner see to all the administration regarding

the leased property.

These include:

  • The issuing of invoices to tenants

  • Statements to landlords

  • Collection of rentals

  • The payment of services, electricity, Rates, Levies, etc…

RE / MAX Prop rentors. attends to all of these functions on behalf of the agents, thereby delivering quality service to all our landlords and making sure that the agent concentrates on his/her core responsibility, which is finding a suitable tenant for your property.

_ *Maintaining the premises*_

In addition, there are the maintenance problems that require attention – ranging from burst geysers to electrical procedures. RE / MAX Prop rentors. will see to all the problems on behalf of the owner. Only approved contractors will be used to maintain your property.

_ *Inspections*_

Landlords expect an agency handling their rental to regularly inspect their property.

RE / MAX Prop rentors. inspections will be done when the tenant takes occupation (with photographs) and on vacating the property in a twelve month lease.

_ *Rental Guarantee*_

A premium of 3.5% of the monthly rent. 6 Months rental guaranteed with an excess of 50% on the first months claim and a R 150 000.00 cover for legal fees in the case of eviction.

_ *Commission Charges on an Administration Lease*_

Once off charge of 4% (excluding VAT) take on fee on the annual rental amount. Minimum fee of R1500.00 (excluding VAT).

10% management fee (excluding VAT) on the monthly rental collected every month

Lease renewal fee of 4% (excluding VAT) on the anniversary of the agreement once agreement has been renewed by the tenant.

The first charges will be deductible from the first month’s rental, meaning no upfront payments.

ONCE-OFF LEASES

For those landlords who choose to do their own property management and rental collection, RE / MAX Prop rentors. offers this unique service:

Our agents will list and market the property. Once a tenant is found we go through the normal process of approving the tenant. We then finalise the signing of the lease and collect the rental and deposits. Once this process is complete, a complete file is handed to the landlord. The responsibility of managing the property now becomes the landlord’s.

_ *Commission Charges on a Once Off Lease*_

8% (excluding VAT) on the annual rental amount

Finding a suitable tenant

In order to make sure that a suitable tenant is placed, RE / MAX Prop rentors. will do a full ITC and TPN background check which includes references from previous landlords as well as confirmation of employment. The results of such checks will on request be given through to the landlord for approval before any lease is concluded.
