It is ideally situated on a the main route, 180km from Port Elizabeth and 75km from Graaff-Reinet.

LAND AREA 1:

- Is 95% fenced with game fencing.

- Outbuildings and a full building structured as a home (perimeter enclosed by fencing) which is being used as a farmstall.

- At the first visit, I came across 20+ Springbok foraging.

- Is 100% fenced with game fencing.

WATER:

- The borehole is chiefly used to supply almost all the current needs.

- Water supply is driven by Wind pomp and gravity eliminating the cost of energy required for this purpose.

- 1 x 10 000L, and 5 x 5000L serve to distribute current water needs as required

- Part of the land traverses the Sundays river hence the property holds water rights.

- In addition there is an opportunity to dam water at a point to establish flood plain irrigation.

ENERGY:

- Eskom electricity is available where all establishments are and are connected. This beneficially is a significant cost avoided?

TOPOGRAPHY:

- Land in area 1) has flats and hills, mainly constituted by typical game bush, succulents, aloe's mixed with savannah grasses, etc.

- Land area 2) has flats, valleys, hills, and a central river valley.

GAME OCCURING:

Kudu, Grey Rhebok, Mountain Reedbuck, Klipspringer, Steenbok, Duiker, Impala, Springbok, etc.

ANIMAL FOOD SOURCE:

- Lucerne is grown annually to accommodate the sheep but in order to keep the best balance between Game and Sheep the sheep are limited to 100 head. By all accounts, 180 - 200 would be possible.

- Succulents such as Spekboom and others are in abundance and well managed hence offering enough food for livestock and game.

- Beside the Springbok and other buck at times up to 30-40 Kudu has been recorded.

- The current Owner is also experimenting with new food source grass types.

INCOME SOURCES:

- The all year round income source of Venison pies made for and sold at the Farmstall is of mention. This Farmstall is well known and their pies highly thought of by regular PE and Graaff-Reinet patrons traveling to and from PE.

- Rental of the chalets is currently up to R750 per night or R4 500 per month, which one is currently rented on a monthly basis (engineers etc. attending roadworks, powerlines, etc.).

- Hunting by small groups of 5-6 pax during the hunting season (considered more personable).

- Farming with sheep and their sale.

- ECO Tourism, Birding Societies, i.e. Graaff-Reinet, Cycling events (there is a challenging mountain bike track laid out), festivals and of course a place to get away from it all.

SAFTEY:

- This region is in the mountains.

- It's far enough away from small Jansenville that it is just too far on foot.

- Its access and roads are not friendly to non-4x4 vehicles.

POTENTIALS:

- All the income sources have room for responsible refinement.

- Efforts to attract ECO Tourism perhaps have the highest potentials.

- I particularly noted the current home on the hill is perfectly positioned for the addition of a watering hole in its valley and which then could be converted into a central magical communal area/eating area?

- There are many other potentials.
