Description

This property is expansive and by virtue of this it encompasses a great deal of varied topography, veld and habitat types making it ecologically diverse. From the lower lying region fronting the Voel River, it rises steadily in a series of natural terraces to elevated points that offer some truly outstanding views of the entire Voel River valley. Here, perhaps more than any other Eastern Cape property I have visited, these dramatic and uninterrupted vistas give one this true sense of wilderness/solitude and seemingly infinite space, devoid of any visible development. Although this is a relatively dry karroid area, perhaps this farms most outstanding feature is its abundant water. The seasonal Voel River and its tributaries, some with seasonal waterfalls, all have perennial pools and then as detailed below the farm has really good underground water.

Veld types

The veld types vary considerably across the length of the property. The Voel River valley and surrounding lower lying regions are typical climax Karoo veld. In the main, it is very healthy having enjoyed very conservative grazing pressure during the tenure of the current owner. One of the titles shows some lasting damage of some previous overgrazing, but again, having been rested and well managed over the last number of years, is well on its way to recovery. Grazing on these lower portions is predominately, though not exclusively karoo succulents and then a mix of sweet veld grasses. The river courses had healthy stands of chencrus cillaris, pannicum maxima as well as both eragostis curvula and lehmanniana. As one climbs in altitude, the former 2 species give way to setaria sphacelata and themeda as well as patches of cynodon where historically small stock were concentrated.

Browse is excellent. Numerous jacket plums, wild olive, guarri, Sheppard tree and sweet thorn compliment the abundant spekboom that is found throughout the property. The value of the browse is born out in the sheer density of kudu found on the farm. A large number of aloe ferrox and the cycad species longifolia and possibly altensteinii, euphorbias and cussonias add greatly to the general and aesthetic appeal.

Rainfall

The farm falls in the summer rainfall belt and expects an average rainfall of 275mm / annum. Interestingly, this area has fared far better than most during the severe 2009 / 2010 drought, having enjoyed good rains in December 2009, Jan and Feb of 2010. On all three occasions the Voel River has flooded. Karroid veld is very resilient and responds extremely well to the first rains for the season.

Improvements

The main homestead has been beautifully restored with some help from a qualified architect and team of builders. It has 5 bedrooms, 4 bathrooms, open plan lounge, dining room and large kitchen, office and a large outdoor braai facility. A concrete reservoir has been cleverly converted into a swimming pool, complete with wooden deck and slide. The main house is supplied with clean water which goes through a large reverse osmosis system.

There is a large shed and workshop facility, meat room, 4 storerooms and a separate guest cottage. In addition there are 5 laborers cottages, all with electricity

A second house also boasts 5 bedrooms and 2 bathrooms, lounge, dining room and kitchen. 2 large sheds (300sq m) each as well as a new cold room. Likewise this house has a further 5 laborers cottages.

There is also an old third farm house plus a small hunters cottage.

The water infrastructure is well developed. The ranch has 11 newly equipped boreholes with state of the art solar pumps/panels (flow rate/float switch control + anti dry run protection) plus then there is still the odd windmill which is still in use plus then a few surplus boreholes which arent in use but some do produce strong water and could be equipped if so desired, lastly one of the functional boreholes actually magically siphons uphill at a consistent 10 000 l /hr.

There are a total of 12 concrete reservoirs and most of these now have polyethylene Jojo tanks placed inside of them as this ensures that the water stays in its cleanest form for reticulation to drinking troughs etc.

The farm is fully enclosed by a reported 48km of 2.4m game fence (netting + an additional 9 strands) and then including 12kms of brand new fencing.

There is Eskom power and the farm also benefits from having solar geysers supplying hot water to the main house plus the managers house and then solar operated controlled access gates.

Conclusion

The current owners have put a tremendous amount of care, money and effort into the transformation and development of this conservation orientated game farm. Due to its elongated shape, the property gives the impression of being considerably larger than its already considerable 6133ha. Further the farms genuine wilderness appeal while not entirely unique it is fast becoming a great rarity in this part of South Africa largely due to the fact that there is a high demand for farms in this 100% safe location. I have no doubt this farm would handsomely reward any owner who lavished the same amount of care as its current custodians.
