Made up of two titles, the farm is a little over 429 hectares in extent.

Description

Nestled up against the mountains, this picturesque block has sweeping views across Riebeeck East to the north and neighboring game farms to the south. Currently a cattle and small livestock unit, it would also have all the necessary ingredients for a lifestyle game farm. Already game fenced along certain sections by virtue of its proximity to well established game farms, it would be fairly easy to complete the game fence and close it in should one so choose.

Veld types

There are healthy stands of valley bushveld and then also the forest sections along the drainage lines which are consistent in density and easily penetrable across most of the property, opening up into grassland fynbos on the mountain slopes. The property appears to be relatively devoid of any alien invasive tree species.

Indigenous tree species encountered include both Wild and False Olive, Yellowwood, Guarri, Rhus and Acacia Karoo, Cape Honey Suckle, Common Star Apple and Puzzle Bush. Grasses encountered include themeda, aristidas and merxmuella on the mountain slopes and pannicums and digitaria along the drainage lines within the forest where light penetration was slightly reduced. While officially a 1LSU 6ha carrying capacity, I would probably tread a bit more lightly than this in order to maintain the current excellent condition of the veld.

The farm has a mixture of sweet and sour veld elements which is a great plus as the robust sour veld grassland found at higher altitudes can be well utilised in the summer months and thereafter stock can be rotated to the low lying areas for the winter months.

Rainfall / Water

The farm falls in a summer rainfall area with an annual average of around 750mm. This results in a number of fountains/springs, most of which are perennial in normal years. There are 4 small earth dams on the property. There are currently 2 boreholes equipped as follows: 1 X solar pump delivering at +- 800lt per hour and then 1 X windmill. The windmill pumps water into a reservoir halfway up the mountain slope where a 2nd windmill pumps it further up to the mountain top into 3 X 5000lt Jojo tanks. Water is then gravity fed from these 3 Jojos into another 2 X 5000lt Jojo tanks as part of the water reticulation system.

Improvements

This property is essentially a blank canvas waiting for someone to stamp their approval on it as there isnt a homestead as yet but there are several superb building sites.

There is currently a shed/storeroom plus a workers cottage housing one family.

There are a total of 16 internal camps on the property, all of which have piped water or surface water in the form of a dam etc. As far as the perimeter fence is concerned then 3 sides are already enclosed with wire netting. There is enough road infrastructure and this is in a fairly good condition.

The farm has a kraal, dip tank and loading ramp.

Power

Currently the farm does not have eskom power but with town being nearby it could be an option to look at if so desired.

Conclusion

The location of the farm is excellent. One has the advantage of seeing the neighbouring game on the southern slopes. While currently farmed to cattle and small stock, the farm could hold small family groups of an impressive diversity of game species. That said, the bush would support a significant herd of goats plus the sourveld grazing is able to support a fair number of grazers making this a viable farming venture.

All in all, this unit is well situated and I think it will be a very rewarding acquisition.
