Stone Lodge is situated only 28 km north of Vaalwater on a 3,600 hectare game farm. It''s 250 km from Johannesburg by car and 104 nm as the crow flies. By road it''s a two and a half hour drive allowing for a stop on the way. By air, a Cessna 210 takes forty minutes.
We''ve bought ten freehold properties in the estate that we intend syndicating to raise funds to expand the reserve and to stock it with threatened game species. Our objective is to first start breeding programs of white and black rhino, west Zambian sable keeping them under 24 hour vigil using armed operators. Then to expand the conservation area to 24,000 acres all funded through giving concerned conservationists the opportunity to purchase a share in the lodges.
Each lodge is owned freehold. Each suite may be owned on Sectional Title. I suite may be owned outright at R 4 million Rand or shared between up to eight purchasers using a share block company to further subdivide the sectional title into shares. From only R 8,660 x 60 months and a levy of R 600 per month, you could own six weeks per year or a week away every eight weeks, subject to availability in the pool.
The way the pool works is you get one week every eight weeks that''s yours, if you don''t use it you bank it. You are free to swap weeks with other syndication partners through an online reservations system that allows you tout for the weeks you want and to sway out the others, or put them into a rental pool in which case we''ll pay you 40% of rent received for your banked wee. In the ideal world you could receive a return on investment of up to R 67,000 per year from your suite.
Eight shares are available per lodge. Owners are entitled to six weeks per year. The lodge is registered freehold into the name of a sectional title company, and syndication members can buy their share of the lodge, using bank finance to purchase and entire site or to purchase a two bedroom suite.
Purchasing outright costs $ 500,000 for a home measuring 400 m2 with four en suite bedrooms and own game viewing vehicle. There''s another option, lodges that have four double suits, accommodating sixteen people per lodge. Each double suit sells for US$ 30,000 per share. an a home that Essentially each member buys a suite consisting of two rooms, sleeping four people and the remainder of the building is a common area for use of persons owning four suites per camp.
A share in a syndication costs $ 30,000 or a PV of R 510,000 as at 22 Feb 2016. It may be bought with a 20% deposit and the balance could be financed over five years bearing an interest rate of RBSA Prime plus 5% or over 3 years at Prime plus 3% pa.
Given that it costs not less than R 2,000 per person per night to stay in a budget game lodge, investment in Stone Lodge produces excellent returns. For instance, you may sleep 4 persons per suite. The cost of guesting at a lodge offering similar standards would be R 12,000 per night for four persons. You''ll own right to six weeks per year and so your interest is worth R 504,000 per year.
You banked time can be used for family friends, business associates and even company staff incentives.
The icing on top is you are giving refuge to animals being slaughtered by poachers and you are establishing a new conservation area two and a half hour by car from Johannesburg International. 20% of your purchase price goes into a kitty to purchase rare and endangered species of game for your viewing. The reserve currently has over twenty species of animals, which you may read about under the brochure, but your purchase will also see the introduction of buffalo, rhino and sable to mention a few.
