With plenty of commercial, residential and retail development underway, the Kempton Park property market is poised for takeoff.

The town of Kempton Park situated in the City of Ekurhuleni is experiencing a bustling property market, despite challenging conditions in South Africa’s property trade as a whole.

André Landman, MD at Seeff Kempton Park, says prices in Kempton Park has always been fair compared to many other areas in Johannesburg.

“This means that even in a buyer’s market we aren’t experiencing major price reductions. Kempton Park has the advantage of offering good value for money in any market.”

Landman continues that it is not only price that makes Kempton Park a popular choice to invest or reside in, but also the strategic location, good job opportunities, property options to suit every budget and major developments currently taking place here.

“With the strategic location of Kempton Park resulting in many new developments our property market is poised for take-off.

A tremendous amount of development is taking place as you drive along the R21 from OR Tambo towards Pretoria. This includes commercial, residential and retail development.

Commercial developments in Kempton Park include Logistics companies, Freight, Packaging and Construction Equipment manufacturers.

As for residential and retail development there is a vast amount of vacant land adjoining the highway between Kempton Park and Pretoria to work with.

Once this land has been developed it will add to further growth of the town and create even more job opportunities”.

Landman continues that job opportunities are always available in the fully developed industrial townships of Isando, Spartan, Chloorkop, and Jet Park which also fall within the boundaries of Kempton Park.

“Homes in Kempton Park are priced from as low as R400 000 for an entry level home up to R16 million for a home in an upmarket estate.

Most homes in this town are situated within gated areas, security complexes and security estates and have vast price ranges.”

Landman notes that vacant, fully serviced commercial stands in Kempton Park are listed for approximately R1 200 per square metre.

Vacant residential stands in the Serengeti Golf estate cost around R800 per square metre.

Entry level properties priced at around R 400 000 consisting of two bedrooms and one bathroom units can be found in Kempton Central and Rhodesfield that are located within walking distance of Kempton Park Station and the Gautrain Station.

Larger three bedroom and two bathroom properties are located in areas like Edleen, Van Riebeeck Park, Glen Marais, Norkem Park, Birch Acres, Birchleigh and Birchleigh North and are selling for between R1 million and R 1.5 million.

“The more luxurious homes are priced between R3 million and R16 million are found in Van Riebeeck Park, Glen Marais and Serengeti Golf Estate.

Landman concludes that Kempton Park is experiencing a shortage of townhouse and cluster developments in all areas ranging between R850 000 and R1.2 million.

“Hopefully the residential development will alleviate this shortage.”
