6 top security estates in the Eastern Cape

Exclusivity, peace of mind and access to first-class amenities are just some of the reasons why security estates are gaining popularity country-wide. Over the years, estate properties have performed better than similar properties in neighbouring suburbs. Hence, the sound investment value - in capital appreciation and potential rental income - also appeals to property buyers across the country.

A further drawcard in residential developments is that constantly mounting monthly costs for water, electricity and garden maintenance incurred for large, freestanding properties are replaced by shared costs and hassle-free estate management.

The new trend is towards lifestyle estates that encompass working, living, playing and shopping within a secure environment while providing a sense of community as well as easy access to educational facilities. Some estates even provide schools on-site, and the leisure amenities encompass a host of features with the accent in newer estates on a broader lifestyle offering, including gyms and other sports facilities as well as shopping complexes.

These estates are often in metropolitan areas, including new metro growth nodes where the cities or towns are expanding, just like in the Eastern Cape.

According to a recent Quarterly Labour Force Survey, agriculture, renewable energy and the automotive sector are significant drivers of the Eastern Cape economy, with the province recording an employment increase of 20 000 jobs over the fourth quarter of 2022.

This has resulted in an influx of residents to the province, with a number of new estates being developed to meet the demand. Popular Eastern Cape development areas include Gqeberha, East London and St Francis Bay.

Baywest Village on Walker on the corner of Walker and Anathi Drive in the new suburb of Baywest North in Gqeberha is close to a wide range of amenities, including Bayside Mall. The residential development will consist of 325 modern apartments and freestanding houses set in an idyllic village. Prices range from R799 000 to R1.46 million.

Bengal Heights in Braelyn, East London, will consist of 137 units, with the new lock-up-and-go phase - Bengal Views - launching soon. Four house types are available, priced from R699 950 to R869 000, with spacious living areas and modern finishes.

The Reeds Private Estate in Surf View Road, Port Alfred, is close to the sea with views of the golf course and surrounding farmlands. Attractions include the navigable Kowie River, East Beach for surfing, Kellys Beach for swimming and West Beach for bodyboarding. There are four different floor plans sized from 150 m2 to 218 m2. Prices range from R1.65 m to R2.398 m.

Homestead Views Security Estate is on the outskirts of St Francis Bay, overlooking the town, with spectacular sea views. The estate will consist of 59 full-title houses with a mix of one, two and three-bedroomed homes and 46 sectional title apartments with two or three bedrooms. Prices range from R1.499 m to R3.7 m.

All homes include energy-saving features such as gas, LED lighting and rainwater harvesting. In addition, the access-controlled estate will have an electrified perimeter fence and a security gatehouse. The houses are sold as building packages, and all major South African banks have approved Homestead Views Security Estate for bonds of up to 100%.

Mkantsi River Lifestyle Estate and Retirement Village at Kidds Beach - 22 km from East London - will consist of sectional title units ranging in price from R972 000 to R1.638m. Attractions include abundant bird life, walkways to the river and relaxing areas next to the river. The clubhouse includes a gym, a hair salon, a library and a dining area.

Cypraea Sands Estate near East London will consist of 77 family homes. Plots are priced from R459 000 to R800 000, and owners have three years in which to build a home selected from a pallet of pre-designed and architecturally approved units. Recreation facilities include cycling, walking and running paths, a children’s play area, a pool, a tennis court and private beach access for fishing and walks.
