Description

Currently farmed as a cattle farm, the property is situated on a particularly spectacular hillside in the Kabeljauws River Valley with panoramic views out across the Indian Ocean. To the north there are equally impressive views of the various inland mountain ranges and these views and vistas provide a dramatic backdrop to the farm. The farm consists of a pleasing mixture of established pastures and natural grazing/veld and these flat to gently sloping areas are intersected by a few heavily wooded kloofs. The main central drainage line has 2 earth dams built into it plus a third dam was built along the Bokenhouts River which is situated in the eastern corner of the property. The owner has developed the above mentioned dry land pastures in order to improve the carrying capacity plus the soil fertility. A flat to gently sloping section is used for irrigation purposes and this further boosts the carrying capacity of the farm.

Veld types

The bulk of the higher, veld camps are typical of the sourveld grazing and fynbos veld common to this area. Grass species found include, Themedia Triandra, Cynodon Dactylon, Aristida Congesta and Eragrostis Curvula. The drainage lines/kloofs are well wooded with Cape valley bushveld. There was evidence of some of the perennial pannicum species on the canopy margins and drainage lines. The bulk of the eastern area sloping gently up from the entrance gate to the main house has been established to 71ha of dry land pastures as well as 37ha of irrigated pastures under a combination of: a 22ha pivot of which 50% is planted to fescue, cocksfoot and red and white clover with the other 50% being under white oats and tetra rye grass (both annuals) and 15ha of drag line irrigation plus permanent irrigation (1,5ha hospital paddock behind the house) also under fescue, cocksfoot and red and white clover.

Rainfall

The farm falls in a transition summer / winter rainfall area with an annual average of 600mm.

Improvements

The main farm house (534m2) is a grand looking structure reminiscent of a modern take on an English country manor and with quality finishes throughout. This structure consists of: entrance hall, 3 large bedrooms, 3 bathrooms plus guest toilet, study, living room, dining room with open plan kitchen and scullery plus enclosed patio with heated swimming pool. There is a 160m2 office/laundry complex alongside the main dwelling and this also has a toilet and could easily be converted into a self contained flat if necessary. In between this 160m2 building and the main house is a covered area used for growing fresh vegetables. There are also 2 x large double garages.

The farm has an additional 3 cottages (168m2, 131m2 and 50m2) all of fair standard and 2 of which are rented out bringing in a passive income.

There are 7 boreholes in total and 5 are equipped as follows: 2 are equipped with relatively large banks of solar panels and submersible pumps delivering 7 000lts and 3 000lts per 8 hour cycle respectively and the other 3 are equipped with submersible pumps powered by Eskom power with a quoted delivery rate of 12 000lts and 8 000lts per hour plus the 3rd borehole which supplies fresh water to the main house.

Surface water: as mentioned there are 3 earth dams including 1 on the Bokenhouts River from which water gets pumped to supply the irrigation setup. However, the 2 high lying dams which are topped up by the 2 solar equipped boreholes allow for some gravity fed irrigation. Water is gravity fed via a 2,4km pipeline which is 200mm in diameter and produces 3 bar of pressure at the pivot.

A 50kva Eskom power supply has been installed and a separate 25kva step down transformer supplies one of the houses.
