WATERKLOOF NATURE RESERVE DULLSTROOM

Located approximately 22kms from Dullstroom (9km on the R540 and 13km on the gravel road) and 3 hours from Johannesburg. A high rise or 4x4 vehicle is recommended.

Waterkloof Nature Reserve is a prime trout and fishing farm of 330 hectares, situated in the eastern highlands of Mpumalanga. Only 40 sites have been allocated for development, of which 23 have houses already built. This is a Share Block scheme therefore finance is not available from the banks.

Waterkloof Nature Reserve is fully game fenced and stocked with Eland, Zebra, Red Hartebeest, Blesbok, Steenbok, Mountain Reedbuck, Black Wildebeest, Springbok as well as naturally occurring Highveld species. There are 13 dams which are regularly stocked.

The architectural guidelines are very specific. Only timber frame homes are allowed, plans of which must be preapproved prior to commencement. Eskom is not available so solar and gas are the only options. One does not need to start building immediately, however once building has started you must finish within a reasonable timeframe. Water usage is currently free of charge, and there is no pavement fee.

Syndication of a house is now permitted and allows for four owners per house. Homes are not allowed to be utilised for rental accommodation. An owners must always be present, even with family staying. Living on the estate permanently is theoretically not allowed, but under certain conditions it could be possible.

The levy are approximately R3500.00 per month, however this will be reviewed shortly. Services included in this fee are limited housekeeping and a contribution to the security guards salaries who patrol the Estate during the night only. There is no daytime security.

Gardens are allowed within the immediate area of the home, and tree planting is limited to indigenous species only if permission has been given by the HOA. No walls or fences are allowed to be erected around the property.

Pets are allowed on the estate if permission has been given by the HOA and the dogs must be always on the leash when out walking.

-Estate access is strictly controlled with guests only being allowed to stay if they accompany the owner of a house (family is an exception but needs approval)

-Syndication of a house is not permitted with only two owners allowed per house

-The Estate has no Eskom so houses are all equipped with gas appliances and solar power.
