1630 ha Farm in Laingsburg

R 4 150 000

Floor Area 300 m² Land Area 1630 ha

This 1,630-hectare farm is an idyllic small-scale sheep and goat farm, consisting of 1 title deed. It is well-developed and the 6 large inner camps are fenced properly. The expansive views onto the surrounding hills and mountains are spectacular and the hues change by the hour.

Situated off only 42 kilometres from Laingsburg of good public gravel road and then 7 kilometres from the public road to the farms entrance gate, the farm lies in a secluded cull-de-sac with no public roads crossing the farm.

This farm offers a diverse typographical layout of undulating hills, plateaus, valleys, dry rivers, and flat plains. An abundance of quality trees, shrubs and bushes supports the diversity of vegetation with patches of grass, shrubs, bushes with denser riverine thicket and tall trees along the banks of the river. Due to this balanced habitat system, there is a perfect balance in terms of a diversity of naturally available food for both browsers and grazers. Both haven and heaven for roaming Kudu, enjoying the woody riverine areas, and indigenous diurnal antelope like Klipspringers, Steenbok, Reedbuck and Duikers! Springbuck will strive as well.

From every corner of the farm, you will feel at one with the serene surroundings. Here tranquillity soothes the soul. The farm has an exceptional nocturnal life, the sounds of which add to the peaceful atmosphere.

Both summer and winter rainfall occur in this area. The long-term average is approximately 180 mm per annum with higher rainfall in the mountainous areas.

Farming in this area consists predominantly of livestock like cattle, sheep and goat. Lucerne does well in the sandy-loam soil in this warm, dry climate and offers quality feed for livestock (and Kudu!) At present the owner keeps 120 ewes which thrive in this vegetation and habitat. The boreholes are fitted directly to the permanent sprayers on half a hectare. Currently the lucerne is not in good condition. Water usage rights are registered.

Adequate water, pumped from various boreholes (3 windmills and 5 solar pumps), secure a constant water supply to the respective water drinking troughs. A network of good roads and tracks are spread throughout the farm.

The only buildings are a structurally sound 2-bedroom house with bathroom, and a stone- built shed as well as n tidy, well-organised workshop. Under the mature trees next to the stoep is a braai area, ideal for entertainment and get-togethers. This contributes to the special ambiance of this beautiful Karoo surrounds and unique climate.

From the stoep you also overlook the lush fruit orchard boasting figs, quinces, olives, peaches, apricots, prickly pears and table grapes.

The perimeter fencing on 3 boundaries are good jackal-proof and stockproof. All fencing is in good repair. The 6 inner camps vary in topography from riverine areas to vast plains and dolomite hills. A diversity of shrubs, succulents and grasses flourish on this landscape.

Good sheep-handling facilities are adjacent to the shed. A wooden labourer cottage is in good repair.

The simplicity of the area, incorporating a true Moordenaars-Karoo experience, can be enjoyed while gazing at the breath-taking, panoramic views of the typical Karoo landscape and hills and mountain ranges in the distance.

No Eskom line or any servitudes apply to the farm. Solar energy and a wind turbine supplies electricity to the house and Wi-Fi connection.

For sale at R4,150,000.00 excluding VAT. Tractors and other farming equipment are for sale at an additional cost.
