1338 ha Farm in Laingsburg

R 4 850 000

Floor Area 300 m² Land Area 1338 ha

This distinctive 1338-hectare farm occupies an elevated position and is ideally situated on the eastern banks of the Floriskraal dam. It is located about 22 km from Laingburg, of which half the distance is a tarred road and the rest is good gravel.

The topography is rugged with mountainous areas, cliffs, undulating hills, vast flat areas on the banks of the dam, supplying additional grazing when the water in the dam gradually recedes. Sometimes the Buffels River flows strongly after rainfall in the upstream areas like the Moordenaars-Karoo, and slowly fills the Floriskraal dam. This is quite a unique sight to experience.

The dam also offers tremendous potential as a superb relaxation facility. It is one of the best kept secrets in the Western Cape and truly a destination of note. It lends itself to water sports such as canoeing, skiing, and fishing. Furthermore, building cottages overlooking the dam will generate income from holiday accommodation. The area is also ideal for mountain biking, hiking, 4x4 trails and quad bikes. Some of the tracks are only accessible with a 4x4.

A special feature and additional food supply of the farm is a dry river with an abundance of thorn that traverses the farm. Since this dam frontage is not fenced off, it adds a huge benefit to the farm as it may be utilized for grazing on the natural vegetation. When the dam is full, an area of about 50 hectares of the farm will be under water.

The rest of the farm perimeter fencing is jackal-proof. The 5 inner camps fencing are not in good repair. The carrying capacity is 1:42 LSU.

Rainfall occurs mostly during the winter months with the odd thunderstorm during summer. An average of 150 mm precipitation is measured annually.

Vegetation consists mainly of natural Karoo-like shrubs, Karoo succulents, patches of various grasses, dense riverine thicket, mainly Acacia Thorn and Karee trees. This is Kudu and Eland heaven! A special feature, and additional food source, are the dry rivers that traverses the farm. Currently a herd of springbok enjoys the habitat.

Built in 2012, the neat homestead (80 sq metre) boasts 2 bedrooms, 1 bathroom and all the elements of a comfortable lifestyle. Eskom supplies electricity. Two sheds totalling 170 sq. metres are in good repair. Domestic water is sourced from a borehole fitted with a solar pump.

Farming in this area consists predominantly of livestock like cattle, sheep and game that thrive on the natural vegetation. Lucerne does extremely well on the 8-hectare sandy-loam soil in this warm dry climate and offers quality fodder for livestock. Previously the seller produced 4,200 bales of lucerne in a season. Aso ideal for the production of quality seed onions. At present there are no farming activities. Dragline irrigation water is supplied from 3 boreholes and a well in the river but it is not in good repair. Water usage rights are not registered.

The farm is perfect for anyone who loves to feel part of nature.
