HILLSIDE HEAVEN IN FERNKLOOF ESTATE

Sometimes I get given the privilege of selling a property that has a great feel, energy and is well designed. No 39 Hillside which is located in Fernkloof Golf estate has an edge simply based on its position. I think what impresses me most is the architectural design which has a wonderful sense of balance, spatial composition and flow. Another key aspect beyond the design is the position of the property within the estate nestling in the confluence of the sixth and seventh holes. This is ideal for two reasons: one has privacy without compromising beautiful mountain and golf course views.

Consider the entrance hall an opportunity to sweep your guests off their feet. This transitory spot is what begins a journey into a wonderful family home. Glimpses of the golf course are right ahead of you and perfectly balanced between the two lounges and dining areas. To the right is the soul of the home, probably where you would spend most of your time with the family and to the left the more formal dining and entertainment areas. Equally aesthetically pleasing. The lofted ceilings create the space as the open plan lounge, dining area and kitchen complete it. It would be difficult to decide between looking out to the views outside or being enticed by what is cooking in my current favourite kitchen in my entire portfolio. Its ergonomic, practical and well fitted. What is impressive is the larger than normal scullery and pantry area which also provides direct access to garage and to the utility courtyard. To the left of the entrance hall is the formal dining and lounge area which also opens up to the magnificent patio. This is the very spot to watch the sunset as it magnifies against the mountains, trees and course. This is a very special nook.... You may spot an array of our avian friends such as the Greater Double-collared sunbird or Black Harrier or also the resident Springbok as they pronk across the course! Many will feed off the indigenous flora, a key aspect of this property and of the estate in general.

When hosting family and friends there is enough room and space to either be alone and finish reading the latest Kellerman on your kindle or sip that aged Pinotage with old Varsity friends while your mother in law watches Masterchef. Its that kind of house! Wisely thought out is the guest bedroom and bathroom which is downstairs and apart from the rest of the home''s sleeping abodes so no compromise on privacy and the entire section can be closed off as a separate living area - this is fabulous. Upstairs one has a very impressive study with North, north east postcard views as well as Westerly mountain and golf course views. At least the Zoom meetings will be much less boring if that is where you rest your eyes upon. To the left is the large second bedroom which is en-suite and to the right is the magnificent Main. A full dressing room and very impressive balcony views that will evoke admiration from anyone that views.
