How do rental deposit refunds work?

Michelle Dickens of the Tenant Profile Network talks about how the landlord and tenant both need to perform a joint incoming and outgoing inspection of the property to determine any damage that the tenant may have caused to the property. Deposit refunds must occur within 7 days of the lease agreement ending if there's no damage. If there's damage, the deposit must be refunded within 14 days of restoration of the property. If the tenant doesn't perform the outgoing inspection with the landlord, the deposit should be refunded with 21 days of the lease agreement ending.
