First residents ready to move in at Acorn Creek Lifestyle Estate

Construction is continuing apace at this brand-new estate in Somerset West, with the first batch of houses expected to be completed this month.

Construction is forging ahead at Acorn Creek Lifestyle Estate, which occupies an 18-hectare site next to Sitari Country Estate and is being developed by Multi Spectrum Property (MSP). With two large oak trees flanking the entrance and a creek (the Moddergatspruit) running the entire length of this development, Acorn Creek offers a true village feeling with a village design layout and architecture by the award-winning Dennis Moss Partnership.

Says David Britz, Director of Sales and Marketing for MSP: “Construction is going well and the gatehouse/entrance to Acorn Creek Lifestyle Estate, which features a biometric identification system, is complete. The phase one houses are at various stages of completion, with the first batch of houses set to be ready by mid-June, and the last batch at the end of September. Our Home Owners Association is in place – and we look forward to our first residents moving in soon.

“Acorn Creek is one of last available developments within one of the largest and most active development nodes in the Western Cape, so investors and owners who get in early on Acorn Creek are sure to achieve excellent capital growth. The 38 homes in phase two, now on sale, offer 10 designs to choose from, five of these having been specifically designed for their site. This is in keeping with the village design, and spatial arrangements have been extremely carefully considered. Use of cobblestones and archways through buildings (known as coachman’s entrances) provide clear lines of sight to custom-designed focal points, parks and water features. The architecture is contemporary Cape vernacular, with walls kept low for the village feel.

The phase two homes range in size from 175.5 m2 to 224 m2 and prices start at R2 384 900 (including transfer duty and VAT). All offer 3 beds, 2½ baths, single or double garages and covered patios. In terms of fittings, Grohe taps, granite kitchen tops, a gas hob with electric oven and cooker hood and built-in braais are standard. Some home designs include a fireplace, where the buyer can choose between a gas or wood-burning option. A wide selection of carpets and tiles is available. A solar geyser system and panels are standard on every roof, with a hybrid power back-up solar system that will save residents up to R500 a month off their electricity bill. Acorn Creek also has a grey water collection and distribution system.

Also selling now is the first phase of luxury apartments at Acorn Creek, which will be ready for occupation early next year. There will be 195 apartments in all, and phase A only has 36 of the 76 apartments still available, which offer 2 or 3 bedrooms. Each 2-bedroom apartment has one dedicated covered parking bay, while the 3-bedroom apartments each have two covered parking bays. There is also ample visitors’ parking. There is a variety of plans to choose from. Some ground floor apartments include exclusive use gardens, and storage rooms are available to rent for those who need additional storage space.

Pricing starts from R1 314 900 for a 2 bed, 1 bathroom (72.2 m2) apartment, up to R2 344 900 for a very spacious 3 bedroom, 1½ bathroom apartment of around 133 m2. They include high-quality finishes as well as stainless steel electric ovens and gas hobs and taps and mixers by Grohe.

The development features a 1.4 km walking or jogging trail along the river, and landscaped ponds with berms and walkways add to the park-like surroundings, as does the children’s play equipment in the parks and the outdoor gym. A communal heated swimming pool with covered pergolas will also be available for the enjoyment of all residents. Access control includes thermal imaging cameras, biometric identification, professional guards and state of the art perimeter securing by Fang, an industry leader. This development also offers fibre-optic internet.

Acorn Creek is ideally located approximately a 30-minute drive from Cape Town, 20 minutes from Cape Town International Airport and just 5 km from Somerset West. World-renowned wine estates and the University of Stellenbosch are just a 10-minute journey away, as are beaches, golf courses, weekend markets and various mountain bike trails. There is easy access to educational and commercial amenities in the immediate surroundings, as Acorn Creek is situated adjacent to the new Curro Sitari private school and close to the planned new 12 500 m2 flagship shopping centre. Access to public transport and major traffic arterials is extremely convenient.

Adds Britz: “Acorn Creek is ideal for young professionals, couples, small families and those looking to scale down into retirement. So far we have sold to a combination of young professionals with children and older couples looking to scale down slightly. About 10% to date have been sold to ‘out of towners’ who are relocating to the Western Cape.”
