Heritage homes are increasing in investment appeal

Boasting timeless appeal, cultural importance, and unique character and charm, heritage homes are increasingly becoming more popular investment homes for buyers across the board. Whilst some buyers admire the history of a home, others are drawn to the spacious rooms, high ceilings, thick walls, architectural detailing and grand finishes.

According to Colin Berger, Property Practitioner at Jawitz Properties, buyers shouldn’t be scared off by the idea of a heritage home. “As with anything you invest in, you need to do your homework. Renovating a heritage home may be slightly more onerous, but the rules and regulations are in place to ensure that historical features are maintained to standard, and upgrades are done in a sensitive manner,” says Berger.

Often positioned in prime locations and suburbs with great character, heritage homes are oftentimes sought after for their architectural style and features. “Historical homes are viewed as rare commodities, especially if they are packed with original features, and will appreciate as they become harder to find. In addition to the long-term financial benefits, heritage homes offer the unique opportunity to own a piece of history, and in turn for the owners to become a part of that history and legacy,” explains Berger.

Berger suggests that homeowners who purchase historical homes avoid the following renovation traps:

  • Avoid over-restoration as this often dilutes the attractive quality and unique charm of old buildings.
  • Don’t use inferior materials or clashing styles which can in fact destroy value.
  • Incorporate contemporary furnishings that will complement the existing historic architecture, whilst making it feel a bit more modern.
  • Accentuate historic features to make them the focal point of a room.
  • Use the original or period-accurate paint colours if the exterior needs a bit of a touch up.

He advises that owners should select professionals who have experience in working with historical buildings like their own.

“Always employ experienced architects and contractors that understand the requirements of these buildings to avoid costly mistakes. Purchasing, fixing up and looking after a heritage home not only increases the value of that specific property but also adds value to and increases the character and charm of the surrounding area, which also adds investment appeal,” Berger concludes.
