4 THE IMPROVEMENTS

The Property has limited developments on it. And consists of the following:

Chalet: 35m²

5 FARM POTENTIAL

There is 2 x areas that were de-bushed with the aim to establish some irrigation. The one area is 0.5ha and the other area is 0.2ha in size. Conventional irrigation methods were used to irrigate directly out of a 5000 Litre Water Storage Tank.

Roads:

The farm roads give good access to different sections of the farm. The farm has several roads plus plenty of additional easily accessible game trails to explore the farm by foot.

Fully game fenced accordingly to the requirements of the Dept. Nature Conservation. Game fences are regular patrolled by ground staff. The game fence height is 2.4m high and is electrified on 3 sides.

Borehole 1 is equipped and connected to Eskom Power and delivers 2000 litres per hour.

Borehole 2 is equipped but not connected to any electricity and it delivers 1500 litres per hour.

There is an elevated 1 x 5000 Litre YoYo Water Storage tank on a tank stand.

Climate:

The Waterberg Naboomspruit area has a unique healthy climate. The summer night temperatures drop down to below 20 C, which makes it bearable without a need of air-conditioning.

Game:

The property has not game established on it although free roaming game like duiker, steenbok, scrub hare etc. do occur here naturally. This farm, although small, has exceptional nocturnal life.
