Due to the nature of the sale and deceased/divorced/insolvent status of the original owner, the bond application MUST to be done by us, as the loan specialist we use, have dispensation to firstly process the offer without a sellers signature and just as important, to get a desktop valuation done as part of the granting process, as we cannot get an assessor in the property to complete a valuation, and also do not have the sellers signature thus any other originator / internal channel at a Branch of a Bank will not be able to complete the application as they need a fully signed otp with Purchaser and Seller signature.

All offers in estate and distressed properties will only be accepted once we have an approval from a bank, accepted by the purchaser and bond attorney nominated, to ensure the success of the transfer should the offer be accepted.

Acceptance process is normally 21 days, but it may in some cases be a bit longer, due to consents to be obtained of all Heirs and in some instances Creditors, before the Executor/Liquidator may sign the offer in acceptance and nominate the transferring Attorneys.
