Park in your double garage, walk out the back into your own small walled courtyard, and you''re a few steps from your front door. You never carry shopping across the complex, and everyday coming and going is private and easy. You don''t often find this layout in a two-bedroom simplex.

At 116 m, it is larger than most two-bedroom units in Ferndale, and both bedrooms are en-suite. The covered patio is the entrance. Sliding doors open from it into an open-plan lounge and dining room, with room for a full lounge suite and a family dining table. Tiled floors and downlights run throughout, so it''s easy to keep clean.

The galley kitchen leads off the dining area. It has eye-level and base cupboards, dark worktops and a double stainless-steel sink under the window. There''s a built-in hob and oven, and space for a dishwasher, a washing machine and a double-door fridge. The back door opens onto a private paved drying yard, so washing stays out of sight of the patio.

The main bedroom has a wall of built-in cupboards, two full-height windows and its own en-suite bathroom with a bath, toilet and vanity basin. The second bedroom has built-in cupboards, more storage overhead and its own en-suite with a shower, toilet and basin.

Next to the covered patio there''s a brick-built outdoor cooking area with storage shelves.

The Governors is a small complex on West Avenue in Ferndale, with a wide paved driveway, mature trees and CCTV cameras over the common areas. Three shopping centres and a preschool are within about 500 m.

It suits first-time buyers, young families, sharers, and anyone looking to downsize.
