How Catani works

An owner-managed residential enclave in the heart of the village. Not an estate and not a body corporate it is managed exclusively by the owners who live in it.

Access is controlled by a private security gate. The road serving the enclave is private and shared by Catani owners only, with usage rights formally recorded in each title deed, so the arrangement is contractual rather than a matter of goodwill. Pet friendly.

What you could build

The extent suits several quite different approaches, all subject to municipal approval and applicable building requirements:

A low Karoo cottage in the vernacular thick walls, small openings on the hot side, a deep stoep running the length of the view

A courtyard house turned inward around a shaded central space, cool through summer and private from every boundary

A contemporary home with the glass placed to take the mountains and the solid wall placed against the afternoon sun

A modest first build with a separate studio or guest cottage added at a later stage

Subject to building lines and coverage, the extent also allows for established planting, a pool, and covered outdoor living without crowding the house against a boundary.

Services

Services are not yet connected. Application is made by the purchaser, in line with standard practice for vacant stands in the village, and best costed alongside the build rather than after it.

The village

Barrydale sits between the Langeberg and the Warmwaterberg at the gateway to the Klein Karoo and the Overberg, roughly two and a half hours from Cape Town on Route 62. Artisan distilleries, award-winning wine estates, a country hotel that has welcomed guests since 1888, and a thriving arts and food scene. Daily Maverick recently named it Small Town of the Year.

What draws people is the pace. A rhythm that runs by season rather than by diary, and a village small enough that the day is not spent getting from one part of it to another.
