If I were looking for a place on the West Coast, this is the stand Id choose. Heres why.

Id get space I cant find elsewhere in the estate. Most stands in Shelley Point are 300 to 450 m². This one is 506 m². I wouldnt have to choose between a proper home and a garden, or give up the pool to fit a garage. I could build what I actually want, with room for the family, friends who come to stay, and long evenings around the braai.

Id be close to everything that matters. On 6th Avenue I could walk to the Golden Mile in a few minutes, in a towel and flip-flops, and stroll to the clubhouse for a round of golf or a drink after. I wouldnt need the car. Thats what living at the coast is meant to feel like.

Id be choosing a way of life, not just a stand. Shelley Point is a private peninsula village on St Helena Bay, where Vasco da Gama came ashore in 1497. It has three beaches, each with its own character. Id walk the trails with steenbok and tortoises, watch whales and dolphins from the shore, and see the endangered black oystercatchers nesting among the shells. Id fish, kayak, snorkel, or simply sit on the sand with a sundowner. The harbour and the Britannia Bay slipway are close by if I bring a boat.

Id feel safe, and Id feel looked after. The estate has 24-hour security and two monitored entrances, and a well-run Homeowners Association protects the look and value of the estate, and therefore my investment. If I ever needed a doctor, Vredenburg is close. Life West Coast Private Hospital has a 247 emergency unit, ICU, neonatal ICU, and CT and MRI imaging, and Vredenburg Provincial Hospital also has a 24-hour emergency centre.

So why wouldnt I buy here

Honestly, I can only think of one reason: Im not a golfer. Then I remembered that you dont have to play to enjoy living on a golf course.

Instead of a neighbours wall, Id look out over open green space. Its kept neat, its quiet, and its lovely in the early morning and late afternoon light. The fairways become my evening walk, and the clubhouse is where Id meet friends for a meal or a drink, golf or no golf. And when its time to sell one day, a golf course stand appeals to golfers and non-golfers alike.

So even that reason doesnt really hold.
