Tips for Selling Your Home Over the December Break

Selling your home during the December break can be challenging. With many families on vacation or hosting festive gatherings, not to mention the year-end closure dates for most companies, selling during this time will require careful planning and coordination.

Understand the Deeds Office Closure

The first thing to be aware of is that the Deeds Office typically closes over the festive season, which can delay any transfers that are in the pipeline. While the official dates for the 2024/2025 holiday season are yet to be announced, last year the Deeds Office was closed from 22 December 2023 to 2 January. A similar closure period can be expected this year.

Coordinate with Your Real Estate Agent

Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, highlights that many real estate professionals also take time off during the festive season. He advises:

"It is important to speak to your chosen real estate professional to find out what their availability will be over the festive season. Likewise, if you are planning on being away, be sure to let your real estate agent know and arrange for them to access the property so they can show potential buyers through the home."

Keep Your Home Ready for Showings

One challenge during the holidays is keeping the home tidy, especially with children on school holidays. The simplest way to maintain a clean home is to spend less time in it. Plan fun outings to keep your children entertained and out of the house. If budgets are tight, consider affordable activities such as:

  • A day at the park
  • A visit to the beach
  • Time with relatives or friends

Minimise Holiday Decorations

Goslett advises against over-the-top holiday decorations, as these can make it harder for buyers to envision themselves in the space. He explains:

"Usually, when selling, the advice is to declutter and depersonalise the home. This can be tricky over the festive break. At a minimum, try to avoid over-the-top decorations that may distract buyers from seeing the home’s potential."

Work with a Knowledgeable Agent

Despite the challenges, an experienced real estate agent can navigate market dynamics to ensure your property gets maximum exposure during the busy holiday period. Goslett notes:

"Selling your home in December can be a smart move, as motivated buyers are often keen to close before the new year. With the right preparation and marketing from the right agent, your home can attract the perfect buyer this festive season."

Final Thoughts

With the right strategy, preparation, and a supportive real estate agent, selling your home over the December break can lead to a successful and rewarding outcome. Don’t let the festive season deter you—take advantage of motivated buyers and ensure your property shines.
