Off grid farm property in a beautiful valley with good water

This property is located in Leeukloof, a high-rainfall fertile valley on the foot of the Outeniqua Mountains. The property is located 30 km from Hartenbos with only 6.4km gravel road off the R328 tar road. George Airport is 49km away, the N2 highway Kleinbrak off-ramp only 21km and the new Garden Walk Mall (opening in 2026) is only 25km away.

The property has water access from 2 different rivers, a freshwater borehole and high rainfall. The borehole water is used for household use, together with rainwater from the roofs that are stored in 10 X 5000 litres water tanks. The property also has a right of use from a piped furrow system which delivers water to the property from a pipe under pressure with water diverted upstream out of the Perdeberg River, and lastly the property also borders the Bosmans River which is also know as the Witwater River due to its clear water.

The property does have an Eskom connection, but it is not in use at all. All the electricity is generated by a large solar system with a back-up 17kW ultra-silent diesel generator. The generator rarely starts thanks to the sufficient amount of electricity supplied by the 52 solar panels and stored in a 60kW Freedom Won battery. The system has 3 X 10kW Victron invertors that supply 3-phase electricity.

Dwellings on the property includes a 3-bedroom main house that has two bathrooms, a two-bedroom flat, a one-bedroom bachelor flat and an additional 2-bedroom house with one bathroom. Storage on the property includes two older storage buildings and a more recently constructed 300m barn that consists of a 240m enclosed section, 2 X 20m workshops and a 20m open entrance area.

A large number of fruit trees under irrigation are present on the property, a list that includes Arabian date palms, naartjies, lemons, guavas, custard apples, tree tomatoes (tamarillos), bananas, figs, mangos, macadamia nuts and avocado pears. An area of around 0.5 hectares is also used to successfully produce peppadews under irrigation. There are 3 earth dams on the property, of which only 1 is currently used, due to the reliable supply of water there has not been a need to use the other two dams for more storage.
