R 3 800 000

Floor Area 800 m² Land Area 716 ha

Situated northwest from the quant little town of Steytlerville, this 716-hectare game farm lies below the lee-way slope of a high mountainous area in a secluded valley renowned for its extremely good habitat and mixed vegetation wherein an abundance of game thrives.

This game farm lends itself to environmentally aware buyers who can immerse themselves in a unique environment, to be rewarded with outstanding beauty and immense inner peace. The road to the farm is a cul-de-sac and there are no servitude roads through the farm.

The birds eye view over the valley is exceptional.

Game farming is the main activity, practised with the ultimate plan of keeping the farming enterprises as tranquil as possible. The game species on the farm include Kudu, Oryx, Black Wildebeest, Impala, and the indigenous natural small game like Klipspringer, Duiker, Steenbok and a variety of bird species.

The primary land use is largely through natural grazing because of its richness in palatable bush, thicket and trees like Gwarrie, Spekbos, Noem-Noem and Crossberry, as well as Karoo sweet thorn trees in the valleys. The flatter areas are mixed Karoo veldt with sweet grasses, large Kiepersol and Matopi trees.

The farm is situated in an area where summer as well as winter rain occurs. The long-term average precipitation is about 200 mm per annum. The carrying capacity is about 1:20 LSU.

The entire farm is fully game-fenced and currently has a valid Certificate of Adequate Enclosure issued by the Department of Economic Development and Tourism of the Eastern Cape. There is adequate water supply for irrigation (if required) and a borehole (4,000 l/hour), fitted with a solar pump for domestic use. The capacity of one borehole close to the irrigation area is 12,000 l/hour. Three other boreholes supply domestic water and water for game, the latter being equipped with solar pumps. Various perennial fountains add to the water supply. There are no internal fences.

The farmhouse needs restoration. The farm is most suitable for an active retired couple or as a sought-after game reserve requiring minimal maintenance and management.

If you are looking for a wonderfully unique destination that offers an unspoilt, peaceful and healthy lifestyle, with exquisite panoramic views of mountains and a star-filled night sky - this would be it.
