2.9 ha Farm in Thornhill

R 895 000

1 Garages
Land Area 2.9 ha

Location

The farm is situated on the high plateau overlooking the Gamtoos River Valley. It is 47km from central P.E. and 30km from the middle of Jeffreys bay. The property is accessible by a tar road emanating from the Thornhill / Hankey off ramp and is just under 2km from the N2.

Size

Made up of 1 title, the property is 2,8680ha in extent.

Description

This property is one of the prettiest I've encountered in the Eastern Cape. All property descriptions will boast about stunning views, but I assure you it's difficult to top the incredible vistas one enjoys from almost the whole extent of this piece of land. One has an unparalleled picture of the Lady Slipper Mountains and Longmore Forest to the north east plus the Baviaans Mountains (including Cockscomb Peak) to the north. The topography is gently sloping to flat thorn savannah areas with excellent grazing thanks to the distinction of having deep red soils as opposed to the shallow gravel one normally encounters on mountain tops in this area.

Veld types

Considering its compact size the property has a fair variety of flora. As described, the flat plateaus is dominated by the perennial Pannicums, Themedia Triandra and Cynodon Dactylon. While the latter grass species can be of marginal value in harder areas, by virtue of the fertile soils and high rainfall enjoyed here, it is a superb grazing grass and is well used right through the year. The northern slopes also offer a good mix of valley bushveld with good under canopy grass cover. All the associated tree species are present including the normally coastal candlewoods as well as milkwoods and wild olive.

Rainfall

The farm falls in a transition summer / winter rainfall area with an annual average of 700mm.

Improvements

The property is fully enclosed with a relatively new fence. The original farm house was destroyed a few years back as a result of the runaway fires that resulted in several other properties in the surrounding area suffering a similar fate. The combination of extreme winds and an abnormally high load of combustible material due to the extended drought in the region were the contributing factors here. The large garage with adjoining storage area at least remained completely intact.

Conclusion

It is seldom that I have the opportunity to present a property that offers excellent value for money considering the great position and size etc. I can stumble on for hours about the views, ideal locality, beneficial aspect/orientation etc but it is really a place that one has too see for yourself.

Price R 895 000.
