937 ha Farm in Alexandria

R 15 250 000

Floor Area 236 m² Land Area 937 ha

Location

The farm is situated predominantly east of the N10 near Paterson which is slightly north of Nanaga. One smaller section to the west of the N10 extends to just north of the R 342, which leads to the original main gate of the Addo Elephant National Park. This farm is basically in between the elephant park to the west and Shamwari Game reserve to the east.

Size

Made up of 5 titles, the property is +- 937 ha in extent, divided roughly 1/5th and 4/5ths by the N10 plus 2 titles are slightly removed from the rest being about 2kms further east.

Veld types

The area boasts arguably some of the best cattle / plains game veld in the Eastern Cape, and this property has to rate in the very top few. As a potential, game farm, the favourable mix of just enough dense Cape valley bushveld and then predominantly open climax grassland provides an ideal habitat blend able to accommodate an impressive species diversity. Having looked at the grass species present, I believe that the areas claim of a stocking ratio of 1LSU - 4ha is both plausible and sustainable. The pastures are extensive being planted to K11, sporobolus, panicum and digitaria (finger grass) which all have an extremely high nutritional value and have been established very well. There is also some cynodon dactylon (couch grass) plus palatable vygies. Cape valley bushveld is often considered some of the best browse there is, of which this property has just the right balance with tree species including: sweet thorn, milk wood, guarri, rhus, wild olive and common cabbage tree. By virtue of its great density there is enough browse to sustain the healthy population of kudu and bushbuck.

Rainfall

This farm enjoys an evenly spaced rainfall with an annual average of +- 600mm. This relatively high rainfall and the moderate climate all contribute to the more than impressive carrying capacity.

Improvements

The farm has a +- 236m2 farm house plus nearby +- 190m2 old shop and a +- 500m2 shed that completes the buildings. The perimeter of the property is obviously stock fenced plus the entire farm is internally camped for cattle farming (18 camps in total). There is also an adequate cattle handling facility which is centrally located.Eskom electricity supplies power to this farm and water comes from 3 boreholes with ubmersible pumps (one is equipped with solar). The property has a well laid out water reticulation system with water points in the various camps.

Game - Kudu, Bushbuck,Duiker,Grysbok,Bushpig,Warthog

Conclusion

The current owner is retired from farming and as such there is a grazing lease agreement in place which expires in May 2023. The farms strategic location with tar road frontage and extraordinary carrying capacity give it the potential, if married to the right vision, of being one of the areas top cattle ranches. The gently undulating terrain affords the opportunity of privacy and offers a livestock farm that is very easily managed. From a potential game farm perspective the shear density of animals, one could accommodate coupled with an impressive species diversity could afford one both the opportunity of a stand-alone wildlife destination or simply continue with an already profitable cattle ranch. I cannot overemphasize the merits of both scenarios for this farm.
