166.9ha Comptondale Farm for Sale on the KZN South Coast
This family-run farm was purchased in 1999 as a sugar farm. Over the years it has been diversified into macadamias.
There are three title deeds that form the basis for Comptondale Farm which make up 166.9ha in total.
103.3ha are planted to macadamia trees, with 47.0ha between 6 and 16 years being harvested, 43.4ha between 4 to 6 years coming into production next year, and the final 12.9ha of 4-year trees coming into production the following year. There is a predicted/estimated crop of 110 tons for the 2023/2024 year
The KZN South Coast is known as one of the best macadamia production areas in South Africa, if not the world. (Article in The Macadamia Summer 2022 Pg.6)
This farm has had an annual average crack out of 43.25% with our best individual delivery being 49%. That would give an income of over R350,000 per hectare.
There are two dams on the farm. The top dam has a gravity-run irrigation scheme (No ESKOM needed) that irrigates 30ha through micros, and a pumped state-of-the-art irrigation scheme from the bottom dam which does 73.3ha of micros which has just been commissioned. The equipment in the pumphouses includes energy-efficient VSD pumps, automatic flushing disc filters, radio-controlled level sensors for the reservoirs, and modern fail-safe switch gear.
IrriCheck moisture probes were installed across the macadamia fields.
We are shareholders of Mayo Macadamia and supply the Paddock factory.
There is also 36ha planted to sugar cane and delivered to Sezela mill.
There is currently no Cane Supply Agreement with Illovo Sugar, Sezela (room for expansion without any delays).
The farm is land-claim free and we have the relevant documents as proof of this.
There is a 3-bedroom managers house (175m), a large shed (360m) with Dehusker, 8 x 4-ton drying bins, and a processing plant. Also, a workshop and fertilizer shed (200m), together with storage rooms and all surrounded by an Electric fence.
There is also staff accommodation for 30 people (225m)
The farm is sold as a going concern with the necessary tractors, trailers, mist blower, mulcher, gyromower, and bakkie.
