EXCLUSIVE SOLE MANDATE

Located on the banks of the Olifants River, and a mere 25-km from the quaint town of Citrusdal, this well-developed 702-hectare citrus farm of 702 hectares in extent is truly an agricultural gem and guest farm opportunity of note!

The farm has registered water usage rights of 11-hectares for irrigation. Water is obtained from run-off as well as perennial springs and is stored in a 30,000 cubic meters earth dam with spillway, allowing for irrigation by gravity. The other dam is an elevated concrete weir fed by several perennial springs. All of the citrus is under drip irrigation.

Approximately 13.94 hectares are planted with 6,997 citrus trees at an average of 636 trees per ha. The citrus includes Nardorcott, Nules clementines, Mihowase Satsumas, Washington Navels and Midnights. Before planting, the soil was ripped, terraced, levelled, and raised. The irrigation system uses fertigation through Stainless- steel venturi tanks and is simple yet cost effective and water efficient, with increasing production, currently at 480 tons for export. The farm is duly Global Gap, Enviromental and Siza compliant.

The rest of the acreage is mountainous fynbos. Natural Buchu is harvested bi-annually in the summer, producing a yield of approximately 800 kg per year. Beehives produce about 190 kg organic honey per annum.

The annual rainfall is 600 mm, which occurs mostly during the winter.

The main residence of 362 m2, with a 95 m2 attic, is modern, spacious and situated in a lush garden with eco-swimming-pool that requires no chemicals.

A 69 m2 outbuilding (The Cowshed) is used as an office and laundry, with attached carport and lean-to.

An upmarket, modern open-plan single bedroom cottage is set in scenic surroundings with panoramic views over the citrus orchards, river area, and mountains in the distance. It is fitted with a Wi-Fi network. The outside area is enhanced by a barbeque, splash pool and hot tub, all adding value to the hospitable atmosphere.

Electricity supply is connected to the grid. There is additional solar supply from 66 Photovoltaic panels, a 12/15 battery system and a mobile 5Kw diesel generator to supply the main residence. This system supplies continual Wi-fi, TV and lights when there is loadshedding.

A unique feature of this farm is its 360-degrees panoramic views as well as the native forest in the valley leading to the large storage dam with its unpolluted water.
