Situated in the Eastern Free State, well known for its beautiful scenery and landscapes, you will find this high potential 965 ha grazing farm between the towns of Bethlehem, Clarens and Kestel.
The total farm size is 965 ha and consists of 156 ha arable land and 809 ha of grasslands. Most of the arable land has maize with a small portion previously under green fodder. There is potential for approximately another 60 to 80 ha to be transformed into lands. The current grazing consists of mixed grass. The average grazing capacity of the farm making use of of the current farming configuration (i.e using fodder and maize rest) is 3 ha/LSU.
There is one large dam and various small dams that ensure more than adequate water supply to live stock. The large dam could also be utilised if required for future irrigation purposes by obtaining the necessary water permits. Water can also be supplemented via 4 backup reservoirs supplied via an equipped and functional borehole. (This borehole is currently powered by a generator and is in the process of being equipped with solar panels). This borehole also supplies the house as well as the 2 workers' houses. There is also an old wind pump with a cement dam in one of the camps.
The house is new and has mainly been used for weekend purposes. Built from pre fabricated materials it has 3 bedrooms which are all tiled with built in cupboards. You will find a floor tiled open plan kitchen/diner/lounge area with a balcony. There is also 1 full bathroom which is fully tiled. There is no Eskom power on the farm and the hot water is supplied via gas with the lights all solar powered. There is a 220 V socket for charging radios, etc.
The cattle handling facility is of a rugged steel construction and in good condition, can handle 300 cattle and is equipped with the necessary inner kraal/camps, Head Clamp and loading ramp.
The majority of the main roads on the farm ( 90 % plus) are in a good condition and well maintained. (There are also 2 x stone quarries). The fences are all except for the bordering game farm, of 1.2 m height and in a continuous process of repair with the majority (90 % plus) in a good condition. Wooden posts are being replaced with steel pipes.
There are 3 male workers on the farm with no permanent living rights.
This farm is an economical unit and can be utilised even more with sound farming capabilities and skills.
